Sometimes a property will look like it’s still available and on the market… but it isn’t. Generally, it takes a few hours and sometimes a few days for the status of a contract online to catch up to what’s happening in real life.

The system shows 3 main possibilities: Active (available), Pending (under contract), Closed (transaction complete).

But there are some things that are happening in real life that fall in between those 3 possibilities, that the public won’t be able to see or know about. This is the running around the realtor might be doing with a paper contract in hand, rushing to get everything signed by all parties. It might be the time it takes for electronic signatures to be collected through email. There could be some delays in decision making, some changes and negotiations taking place between these three possible status categories.

When a buyer submits an offer to a seller (and renter to landlord)… the buyer/landlord normally have a certain amount of time to review the offer and accept or reject. There could also be multiple offers they are reviewing at once. Until a contract is signed, the status of the property will show up as “active”.

What does this mean? Don’t fall in love with a property you see online until you find out it’s TRUE REAL LIFE current status! 

Example: If there are multiple offers on a property already, do you want to hurry and add your offer to the pile? Could be worth it, you may win!  OR you may not want to put yourself into the middle of that bidding war, and choose to find another property with less competition, easier to negotiate on.

A licensed, experienced real estate agent will be able to check on the current status of the property and find out if there are any offers, find answers to any questions you have, and they’ll be able to schedule a viewing for you!
