Got a Quit Claim Deed or 2nd Mortgage that needs to be recorded?

they've finally made it easy!

If you need to change ownership of a real estate property like adding a name, or transferring a property to a spouse because of a divorce, Quit Claim Deeds are an easy and fast way to get that done. 

Also, in some circumstances if you take out a 2nd mortgage on a property, you may be responsible for recording the deed yourself. 

In these cases, Miami has made it easy to record these deeds. Recording these deeds makes it an official public document. 

Recording Quit Claim Deeds is not a legal requirement, and sometimes family elect not to record it. Presenting the document when needed usually works fine. 

BUT having it recorded is usually best.

It’s NEVER BEEN EASIER to record deeds in Miami! It used to be a VERY frustrating experience!!


Miami-Dade has done something right. We used to have to travel downtown, pay for parking, and wait in line for at least an hour depending on the day of the week. 

The people behind those counters didn’t want to be there, and didn’t want US to be there either! It was a dreaded day, knowing you needed to go get an official document recorded in Miami-Dade County.  Sound familiar?

How to Record Deeds in Miami:
WE DID IT. HERE'S WHAT HAPPENED...

They’ve made it super easy and quick. Many documents can now be officially e-recorded (electronically – recorded) through a third party, online!  Yep, that’s right. You don’t need to leave your office or home. 

You simply upload the document to one of the approved vendors via their website or email, pay any applicable Miami-Dade County deed taxes and a small fee to that vendor for their recording service, and you’re done!  

They will notify you within one to three (usually) business days of when your document is officially recorded and easily found, with recorded page number and receipt of fees.

How to record deeds in Miami, what’s the cost of any applicable doc stamp tax, how long does it take to show up as officially recorded… all questions answered on Miami-Dade’s Clerk of Courts County Recorder FAQ website.

On that site, Miami-Dade gives a list of approved e-recording vendors. We contacted each of these vendors to find out if they recorded deeds for individuals. Only ONE vendor on this list said they e-recorded documents for individuals.  

If you are an individual (versus a mortgage company or legal office that records many official documents regularly), contact t E-DOCS SOLUTIONS first and ask them any questions you have.

Here was our experience with them (below). We did use them to record a deed for us.

What we did, you can do it too! It’s easy…

Steps:

1. Visit Miami-Dade’s Clerk of Courts Recorder FAQ Website and look for any new information or updates on recording deeds

2. Look for the Approved Vendors for E-Recording list. We used E-DOCS SOLUTIONS

3. Email the approved Vendor with a brief inquiry of their fees and timeframe for recording. We emailed E-DOCS SOLUTIONS with a few questions and they emailed back almost immediately, answering everything

4. Follow instructions, emailing or uploading the document you want recorded (each vendor has different instructions)

5. Pay fee (it’s usually small) plus any doc stamp tax due (they will tell you the amount) 

What happened next? 

Three business days later they emailed our confirmation that Miami-Dade County had officially received and recorded our document. Yes, it was THAT easy!

We were emailed with the document containing the official stamp from Miami-Dade showing it was official, with date and recorded page number etc and proof of doc stamp tax. It could not have been less painless.
