  • Pressure wash entryway, trim, corners and ceiling (remove dirt, mold, cobwebs etc)
  • Paint front door and trim (and mailbox to match). Usually takes about 1 quart of good door paint. 
  • Replace any worn outdated hardware (knob and locks should be a matching set, approx $60-$120)

Tip #2. first smell inside creates an immediate emotional response, add fragrance!

A dank, musty smell or unpleasant smell when the front door is opened will turn off most every buyer or tenant. This is one of the easiest, cheapest fixes to ensure a great perception! when the inside of a property smells pleasant, it creates an immediate emotional feeling. Make sure that feeling is a positive one!

  • Use Febreeze on Curtains, rugs by the front door
  • Burn a fragrant candle by the front door
  • Use a Febreeze or other Fragrance Plug-in by the front door
  • Use an AC Filter Fragrance Pad that will permeate throughout the house
  • take out all garbage every night (especially kitchen) and before every showing

Tip #3. Freshly Painted Neutral interior walls and trim keep spaces light and bright!

  • Paint Interior Living area Walls (entry, family, living, kitchen, halls) a light, neutral color (light beige, White, Light Greige)
  • Paint Trim and Doors (semi-gloss white is usually best)

neutral whites or light beiges keep spaces looking bigger, lighter and brighter (the goal). box up clutter and trinketts, let the best qualities of each space be seen.

Of our 3 best home staging tips, front door hardware will probably be the highest cost. it pays to do a little comparison shopping! most full sets at home depot and Lowes are priced around $100.

Front Door Hardware Under $60 Oil Rubbed Bronze Black and Fantastic

We found our favorite go-to set for less than $60 on Amazon and it’s super easy to install and looks so great on every house we’ve installed it on so far!

Two other FAVORITE items we use Often with great results:

Modern Masters Front Door Paint comes in lots of great colors. Most often we stick with white in our own practice, but some homes benefit from color on a front door. This paint is a thicker, very forgiving paint that covers really well. It doesn’t leave brush marks, you don’t normally need any primer when changing colors, and it paints on effortlessly. It also lasts a long time. We’ve been using it for years and it really holds up much better than regular paint for front doors and also mailboxes! 

Fragrance is the one invisible element that makes THE MOST IMPACT for anyone you invite into your home. Stale, musty or bad smells turn off people immediately. REMEMBER, YOU GET NOSE-BLIND IN YOUR OWN SPACE!  When you live with a smell, you won’t know it!  We love these Air Wick brand starter kits because they come with two plug-ins (we put one by the front door and one towards the back of the home). And with multiple refills, this kit usually lasts for a couple of months. This Botanica version has (in our opinion) the best fragrances. We also love  the French Lavender and Honey Blossom scent and Himalayan Magnolia and Vanilla. Dreamy…!
